For most people an office in the garden is the cheapest route to a real workplace: no extension, no move, no office rent. A self-build insulated garden office costs between €8,900 and €12,900 for the kit with us — plus realistically €1,000 to €3,000 for foundation, power connection and wood care, which no kit includes. Here is the full sum, item by item, no asterisks.
1. The kit
The kit price covers the complete building envelope: SIP panels for floor, walls and roof, the structural frame in KVH timber, the double-glazed glass door (240 × 210 cm), the spruce cladding, all screws, sealing tapes and membranes, plus the step-by-step assembly guide. Delivery to your door is included across Germany.

Optional extras: additional windows (€200 to €600 depending on size), the ground-screw foundation set (€1,290), the guttering set (€179) and the wood-care set for the facade (€149).
2. The foundation
A Konvel sits on a point foundation, not a concrete slab. It is the cheapest item in the whole sum — provided the ground is level.
- Lay foundation pads yourself: 25 paving slabs 40 × 40 cm plus some grit or drainage mortar, €150 to €300 depending on the store. An afternoon's work for two.
- Existing patio or paved area: €0 if it is level. A slight fall is taken up with a mortar bed under the pads.
- Ground-screw set: €1,290 from the configurator, installed in a day without excavation and removable without trace later.
- Screw piles by a partner company: from about €1,500 if you prefer to hand the foundation over entirely.
What you do not need: a reinforced concrete slab. It costs €2,000 to €4,000, cannot be removed and can trigger a permit requirement in some federal states. More on this in the foundation guide.
3. Power and internet
The electrical connection is not part of the kit and is a job for an electrician. The usual route is an underground cable from the house's consumer unit, laid frost-safe in conduit at about 60 cm depth. In our experience the cost is €500 to €1,500 depending on distance and the effort of the trench, including a small distribution board and a few sockets in the garden office.
Do not save at the wrong end here: if you dig the trench and lay the conduit yourself, you only pay the electrician for the connection. And lay a LAN cable in the same trench — it costs €1 to €2 per metre and is more reliable than any Wi-Fi across the lawn.
4. Wood care for the facade
The spruce cladding is delivered untreated. Oil or stain for the first coat costs €100 to €200; our matched wood-care set is €149. After that a recoat roughly every three to four years is enough. If you like the natural silver-grey patina you can leave spruce untreated — but its life is considerably longer with a coating.
5. Heating and interior
For a room this size an electric wall convector or a 1 to 2 kW infrared panel is enough: €100 to €400, fitted by the electrician in the same visit as the sockets. Inside, the OSB faces of the SIP panels are already smooth and load-bearing — you can paint them, board them with plasterboard or leave them. Depending on ambition, budget €200 to €1,500 for flooring, wall paint and lighting.

With the ground-screw set instead of pads you land at around €13,200. For comparison: turnkey garden offices of similar size and insulation in Germany usually start at €20,000 — the difference is your own work over three to four weekends.
What the sum does not include
A building permit is not needed for this size in most federal states; if it is, fees and possibly a licensed designer come on top. And: if the office stands free in the garden and is used almost exclusively for work, the costs can often be deducted as an external study — ask your tax adviser before you order.
The bottom line
For the price of a used small car you get a room that shortens the way to the office to twenty steps on 250 working days a year, turns the living room back into a living room, and is one more argument when you sell the house. Set the tax relief and the saved office rent or commuting time against it, and for most buyers a Konvel has paid for itself after two to three years.
